What an estimate actually involves
What we look at
A useful estimate starts on the roof and at the firebox, not on the phone. The crew checks the crown or chase cover, the cap, the flashing where the chimney meets the roof, the mortar joints and brick faces, and, from inside, the firebox, damper and smoke chamber. Where the flue itself is in question, that means a camera survey rather than a guess from the hearth.
This matters because the six places water gets into a chimney look identical from the ground. A ceiling stain beside the chimney is usually flashing; rust streaks down the siding are the chase cover; crumbling at the very top is the crown. Quoting before establishing which one has failed is how a homeowner ends up paying for the wrong repair.
What to have ready
- Roughly when the problem started, and whether it only shows after heavy rain or wind.
- Whether the fireplace is wood, gas or has been converted, it changes what the flue has to do.
- Any previous work on the chimney, and roughly when.
- Access to the attic or crawl space if there is one, since that is where a leak often shows first.
- Photos of the stain or damage if it comes and goes.
What the written estimate should say
You should be able to read it and know exactly what you are buying. It names the component being worked on, the material and grade, stainless rather than galvanized matters enormously in Florida salt air, the scope of what is included, and just as importantly what is excluded. If framing under a chase cover turns out to be rotted, that is additional work and it should be identified as such rather than absorbed silently.
There is no price list on this site, and that is deliberate. Two chimneys on the same street can differ by construction type, height, roof pitch and what is found once the work is opened up.
