How the Water Got In
Framing rot is always a symptom. The source is nearly always one of:
- A rusted or failed chase cover, the metal pan across the top. By far the most common. See chase cover repair.

- A missing cap, letting rain down the flue pipe and into the chase interior.
Repairing framing without renewing the source produces new rot on the same schedule, which is why they belong in one scope.
Recognising It
Framing damage is behind cladding, so it announces itself indirectly:
- A horizontal crack low on a stucco chase, often marking a framing member that has taken on water and moved.
- Cladding that sounds hollow or gives under hand pressure.
- Siding or trim that is soft, spongy or holds a screwdriver point.
- Bulging, waviness or a chase that is visibly out of plumb.
- Staining or a damp smell at the chase base after rain.
- Rust streaks from the chase cover, which mean water has been entering at the top for some time.
Confirming it means opening up enough cladding to probe. That is why an honest quote comes after investigation rather than from the ground.
Repair or Reconstruction?
The distinction is about extent, and being straight about it saves money in both directions.
Repair is right when rot is confined to identifiable members, a top plate, a section of stud, a run of sheathing, and the rest of the frame is sound and plumb. Those members come out and are replaced.
Reconstruction is warranted when multiple members through the height are affected, when the chase is out of plumb or has moved, or when the sheathing has largely gone. Why Florida Chases Rot Faster
- Humidity prevents drying. The decisive factor. Elsewhere wet framing dries between rain events; here it often does not, so rot progresses continuously rather than seasonally.
- Wind-driven rain from June to November is pushed into cladding and under covers in ways ordinary rain is not.
- Salt air near the coast corrodes fasteners, lath and flashing from behind, opening paths before anything is visible.
- UV and heat destroy sealants quickly, so any detail relying on caulk fails early.
- Termites. Wet wood is far more attractive to them, so a long-running leak can produce insect damage alongside the rot, worth having assessed if soft wood is found.
What Drives the Cost
This is the service where the scope is genuinely unknown at the start, and pretending otherwise helps nobody. The smallest realistic version is one soft member, usually a section of top plate directly under the chase cover, cut out and replaced with a modest area of cladding opened and put back. The largest is several members plus runs of failed sheathing across more than one face, and once it reaches that, the honest answer is often that it has stopped being a repair. Rot does not stop where it becomes visible.
What the chimney decides
- How far the rot actually runs. Only probing with the cladding open maps it, and the extent found is the main thing the price is made of.
- Which members are affected. The top plate under the cover is the common one and the easiest to reach. Damage lower down, or sheathing behind the cladding, is harder to get at and to close up again.
- What the cladding is. Siding comes off and goes back in sections. Stucco has to be cut, rebuilt in coats and blended, which is slower and harder to hide.
- Whether the chase is still plumb. If the structure has moved, replacing members no longer brings it back square.
- Whether termites turn up alongside the rot. Wet wood attracts them, and finding them changes the scope.
What you decide
- Fewer choices here than on most work. Wood that has failed comes out and gets replaced, and there is no grade of rot repair to pick between.
- How far to open up. Only the visible area, or a margin beyond it. Going wider costs more today and reduces the chance of the number moving later.

- Whether cover, cap and flashing are in the same visit. They are what let the water in, so leaving them out means new rot on the same schedule.
- The finish you will accept. Matched siding, a stucco patch, or a recoat of the whole chase so the repair does not show.

How much of the chase has to be opened up?

Will the repair be visible afterwards?
It depends on the cladding. Siding can usually be matched or replaced in whole sections so the repair is not obvious.
