It is the largest chimney job there is, so the question that matters most is how far down, because a partial rebuild to a sound course costs a fraction of a full one, and the difference between the two is a judgement about where the damage actually stops.

When Rebuilding Is the Honest Answer
Repointing a chimney that needs rebuilding is the most expensive route available, because the rebuild follows anyway and the repointing is lost. These are the signs it has passed the point of repair:
- Cracks running through the bricks rather than following the mortar joints. Joint cracking is a mortar problem; cracking through the units is structural.
- The stack leans, bulges, or has courses that have rotated outward.
- Widespread spalling rather than a countable number of failed brick faces. Past roughly a third of visible brick needing replacement, you are rebuilding it a brick at a time at higher cost.
- Mortar that has failed to depth, where raking a joint finds no sound material behind it.
- Movement at the roof line, or a gap opening between the chimney and the house.
- A previous repointing that is already failing, which often means harder mortar was used than the brick could take.
Conversely, if the mortar has failed but brick faces are sound and the stack is plumb, repointing and brick replacement is the right answer and a rebuild is overselling.
Partial or Full, Where the Money Is
The top courses take almost all the weather, so that is where chimneys fail. A partial rebuild takes the stack down to a sound course, commonly just below the roof line, sometimes just above it, and rebuilds from there. It concentrates the spend on the part that is actually failed and leaves sound masonry undisturbed.
A full rebuild, from the foundation or the smoke chamber up, is warranted when damage extends below the roof line, when the stack has moved as a whole, when the firebox or smoke chamber is also failing, or when the foundation has settled.
Which one you need is a finding, not a preference, and it is the single biggest number in the quote. Ask any contractor to state the rebuild height and to say what they saw that puts the sound course there. A quote that says "rebuild chimney" without a height is not a scope.
Details That Decide Whether It Lasts
A rebuild is a chance to correct the defects that caused the failure. Whether that happens is the difference between a chimney that lasts and one that repeats:
- Mortar matched in strength, not just color. Repointing and rebuilding mortar must be slightly softer than the brick, so movement is taken up by the joint rather than the brick face. Type N is specified around 750 psi and Type S around 1800 psi; using the harder Type S alongside older, softer brick makes the brick spall while the mortar survives. Color is what a customer notices; strength is what determines whether it is sound in fifteen years.
- A crown formed in concrete, not troweled in mortar. The most common original defect. A proper crown is a concrete slab with an overhang past the brick face and a drip edge, and an expansion joint at the flue so the liner can move without cracking it. - New flashing, properly detailed. A rebuild disturbs the roof line, so this is the moment for counter flashing let into a mortar joint rather than caulked to the face. See flashing repair.
- The flue addressed. A rebuild is the cheapest time to reline, since access is open. Rebuilding around a cracked clay liner and closing it up means paying for access twice. See relining.
- A cap fitted. Inexpensive, and it protects everything just built.
Florida Specifics
- Freeze-thaw did not cause this. Nearly all rebuild guidance online attributes structural masonry failure to it. In most of Florida it barely applies, so a contractor explaining your stack that way is working from another climate's script.
- Water that never dries is the real driver. At this humidity, masonry that gets wet stays wet, so mortar dissolution and brick decay run continuously rather than pausing between seasons.
- Salt crystallisation near the coast expands inside brick and mortar pores and lifts faces much as ice does further north. It is why coastal stacks fail earlier than inland ones of the same age.
- Wind loading matters structurally here. A tall stack with decayed joints is carrying hurricane-season wind load through weakened mortar. That is a genuine reason not to defer a rebuild on a leaning chimney, and it is a structural argument rather than a cosmetic one.
- Permits and code. A rebuild is structural work and generally requires permitting and inspection. Florida wind-load requirements apply to how the stack is rebuilt and tied in, worth confirming any contractor is pulling the permit rather than working around it.
What Drives the Cost
Rebuild is one word covering jobs that are barely the same job. The smallest realistic version takes the top few courses, the part that meets all the weather, down to a sound course near the roof line and rebuilds from there under a proper crown. The largest goes from the foundation or the smoke chamber up, firebox included, with new flashing, a liner while access is open and permitting alongside. The height between those two is the biggest number in the job.
What the chimney decides
- Where the sound course is. Cracking through brick faces, mortar failed to depth and widespread spalling all push it lower. That depth is a finding, not a preference.
- Whether the stack has moved as a whole. A lean, a bulge or rotated courses point below the roof line rather than above it, which turns a partial rebuild into a full one.
- What the existing brick is. Matching an older brick costs more than current stock, and sometimes means salvaging and reusing what comes down.
- Access. Height and roof pitch decide how the stack is reached, and masonry comes down over a roof that has to be protected while it does.
- The flue behind the masonry. A cracked liner belongs in the same job, since rebuilding around it and closing it up pays for the access twice.
- Permitting. Structural work generally needs a permit and inspection, and wind-load requirements govern how the stack is tied back in.
What you decide
- Brick match or salvage. Where nothing current matches, you choose between sourcing something closer, reusing what comes down, or brickwork that reads a little differently.
- What goes in while access is open. Crown, flashing, cap and liner are each a yes or a no, and each is cheaper inside the rebuild than bought later with its own access.
- Not the height. The item homeowners try hardest to negotiate is the one that is not theirs. Rebuilding less than the damage reaches buys a shorter horizon, not a saving.

Do chimney rebuilds need a permit?

More urgent than the same lean elsewhere, and for a structural reason: a tall stack with decayed joints carries hurricane-season wind loading through weakened mortar. That is a genuine argument against deferring, distinct from the cosmetic and water arguments. A stack that has visibly moved should be assessed rather than watched.
