Chimney Crown Rebuild
A crown rebuild removes the failed slab on top of a masonry chimney and forms a new one. It is the answer when the crown has failed structurally rather than merely weathered, and it is worth doing properly, because most crowns fail from how they were built rather than from age.

When a Rebuild Is the Right Answer
- Through-cracks or missing sections. Cracks you can get a coin into, or pieces that have broken away.
- The surface is spalling and shedding aggregate. The slab is breaking down rather than just cracking.
- It was built flush with the brick face. No overhang means no way to throw water clear, and repairing it preserves the original fault. This alone justifies a rebuild on an otherwise repairable crown.
- It was troweled from mortar rather than formed in concrete. The most common defect of all. Coating it delays the failure; rebuilding it removes the cause.
- The top courses of masonry have gone too. A crown needs sound support, and if the brick beneath is decayed the two are one job.
Conversely, a sound crown with hairline cracks wants sealing or a crown coat, not a rebuild, and being sold a rebuild for that is being oversold.
The Four Details That Decide Whether It Lasts
1. Concrete, not mortar
The single most consequential choice. A crown troweled out of the same sand-and-cement mortar used for the joints has neither the strength nor the crack resistance of a properly proportioned concrete slab, and it cracks early. It is quicker and cheaper to do it the wrong way, and it is why so many crowns are being rebuilt.
2. An overhang with a drip edge
The new crown should project past the face of the brick, commonly two inches or so, with a groove or formed lip underneath. That lip is the drip edge, and it makes water fall clear instead of tracking back along the underside and down the brickwork. In Florida, where storm-season rain arrives sideways, the overhang is doing more work than it would in a calmer climate.
3. An expansion joint at the flue
The flue liner and the crown expand and contract at different rates. Poured tight against the liner, that differential movement cracks the crown in a ring around the flue, an extremely recognisable pattern and a very common original defect. A compressible joint at that interface lets both move independently.
4. Reinforcement where the span calls for it
A wide crown, or one with several flue penetrations, benefits from reinforcement. A large unreinforced slab cracks across its span regardless of the mix.
Coat It Afterwards
Once cured, an elastomeric crown coat over the new crown adds a flexible waterproof layer that bridges any hairline cracking that develops. A crown rebuilt properly and then coated is generally good for twenty to twenty-five years or more. In Florida the coating is what wears out first, degraded by UV rather than by mechanical failure, so re-coating at intervals is normal maintenance rather than a sign of a bad rebuild.
Note that the crown takes a crown-specific product. Spraying it with the penetrating masonry repellent used on vertical brick faces does not do the same job, see chimney waterproofing for why the two are different.
Do the Rest of the Top at the Same Time
The crown is one of several components at the top of a chimney, and they fail together because the same water reaches all of them. While the crown is off is the cheapest moment to deal with:
- The cap. Inexpensive, and it protects what you have just built. See cap installation.
- The top courses of brick. Usually the most weathered part of the stack. See brick and mortar repair.
- The flue. With the crown off, the top of the liner is visible.
If the top courses are extensively decayed, the work becomes a partial chimney rebuild that includes a new crown rather than a crown rebuild on its own, and that is usually better value than doing them separately a year apart.
Florida Specifics
- Freeze-thaw is not why yours failed. Nearly all crown guidance online is built on it. Here it barely applies.
- Daily thermal cycling on an exposed slab works cracks wider year-round rather than seasonally.
- UV degrades any crown coating faster than in cooler climates, which sets the re-coating interval.
- Salt crystallisation near the coast expands inside the concrete pores much as ice does elsewhere.
- Wind-driven rain makes the overhang and drip edge more valuable here, not less.
What Drives the Cost
A rebuild is one operation, but the crown is only the top of the problem, so what the job takes in varies enormously. The smallest realistic version is a modest single-flue crown on a sound stack: old slab off, a new one formed in concrete with overhang, drip edge and flue expansion joint, then coated. The largest is a wide crown with several flue penetrations needing reinforcement across its span, over top courses of brick that have decayed and must be rebuilt first, which turns it into a partial chimney rebuild that includes a new crown. Same specification at both ends, nothing like the same quantity of work.
What the chimney decides
- Crown size and flue penetrations. More flues means more edges to form, more expansion joints to leave and more places to crack.
- What the top courses of brick are doing. The largest single swing in the job. A crown needs sound masonry to bear on, and where those courses have taken water for years the repair beneath can outweigh the crown itself. None of it is fully visible until the old slab comes off.
- Whether the span calls for reinforcement. Decided by the chimney, not by preference. A large unreinforced slab cracks across its span whatever the mix.
- Access. Roof height, pitch and staging. A rebuild moves weight in both directions, unlike carrying a bucket of coating up a ladder.
What you decide
- Whether the cap goes on at the same time. Inexpensive next to what you have just paid to build, and it shelters it.
- Whether the top courses and flue are handled in the same visit. Splitting them pays for the access twice, and where decay is extensive a partial rebuild usually beats the two jobs a year apart.
- What you compare quotes on. Ask for the specification, not the total: concrete or mortar, overhang or flush, expansion joint or poured tight.

Can the crown be waterproofed with the same product as the brickwork?
No, and it is a common shortcut. The crown is a horizontal surface taking standing water and needs an elastomeric crown coat that bridges hairline cracks and stays flexible. The penetrating repellent used on vertical brick faces is designed for a different job, and spraying the crown with it leaves the crown doing exactly what it was doing before.
How much does a crown rebuild cost?
